Pressure washing is sold two ways and the invoice should say which one you used. Flatwork โ driveways, sidewalks, pool decks โ goes by the square foot, so put the square footage and the rate on the line and the number defends itself. Houses and roofs go by the job, because soft washing is a chemistry problem and a ladder problem, not an area problem. Keep them on separate lines: a homeowner who thinks their roof was priced at driveway rates is the one who calls back angry.

What to include on a pressure washing invoice
- Your business name, phone number and email โ and your license number if your state puts one on the paperwork
- The customer's name, the service address, and a phone number or email you can actually reach them on
- An invoice number and the date the work was done
- The surfaces cleaned and their approximate square footage or linear footage
- Which surfaces were pressure washed and which were soft washed โ they are different services
- Stain treatments as separate lines: rust, oil, red clay, organic growth
- Whether you used the customer's water and spigot, or brought your own tank
- Anything you declined to clean, and why โ chalking paint, failing sealant, loose shingles
- Whether a sealer was applied, which product, and when it should be redone
- Subtotal, sales tax if you charge it, and the total due
- Any deposit or payment already taken, and the balance still owed
- The due date, and what happens if it goes past it
- How they can pay โ card, bank transfer, check or cash
Pressure Washing invoicing questions
Per square foot or per job?
Flatwork per square foot, houses and roofs per job. Concrete scales cleanly with area so a rate per foot is fair to both sides. A roof doesn't โ the cost is access, chemical and risk โ and pricing it by area will either lose you money or scare off the customer.
Should the invoice say 'soft wash' rather than 'pressure wash'?
Yes, and it matters. Roofs, siding and screens get soft washed with chemical at low pressure, and saying so on the invoice is your record that you didn't blast a shingle roof. If a customer later blames you for granule loss, the wording on that line is your defense.
Can I charge for using my own water?
If you brought a tank because there was no spigot or the pressure was unusable, that's a real cost and it should be a line the customer can see. Buried in the job price it just makes you look expensive compared to the guy who used their hose.
How do I handle stains that won't fully come out?
Set the expectation before you start and record it on the invoice: 'rust treatment applied, some shadowing expected to remain'. Deep rust, tire marks and old oil often improve rather than disappear. A sentence on the paperwork is the difference between a satisfied customer and a refund request.
Should I take a deposit on commercial work?
For larger commercial jobs, a deposit and net terms in writing are both normal. Property managers pay on their own schedule regardless of what you'd prefer, so put the due date on the invoice, invoice the same day you finish, and give them a link โ it removes the check-request step entirely.
What does the app charge me?
