Flat rate or hourly for house cleaning?

Flat rate per visit is easier for the customer to say yes to and rewards you for getting faster. Hourly protects you on first visits and hoarder-adjacent jobs where you genuinely can't see the end. A common middle ground is a flat recurring rate plus hourly for anything outside it, stated on the invoice.

How do I charge for the first deep clean?

As a separate surcharge line on top of the standard clean, not as a higher mystery price. The first visit is always more work, and showing it as a one-time line makes it obvious that the ongoing price is lower โ€” which is exactly the message you want them to have.

Should I bill for a lockout or a same-day cancel?

If it's in your terms, yes, and the invoice is where that becomes real. Bill it as its own line naming the date, usually 50 to 100 percent of the visit. Waiving it once and noting 'waived as a courtesy' on the invoice is often better business than either silence or a fight.

What should a move-out invoice say?

That the price assumed an empty unit, because a landlord who left furniture behind will still expect the quoted price. List anything you had to work around, and consider photographs. Move-out cleans are also the ones a tenant may be reimbursed for, so an itemized invoice gets you paid faster.

Do I charge sales tax on cleaning?
